VILLAGE OF ALMONT
NOTICE OF A PUBLIC HEARING
REGARDING A PROPOSED
AMENDMENT TO THE
ALMONT VILLAGE ZONING ORDINANCE
Notice is hereby given that the Village Planning Commission of Almont will hold a public hearing on Thursday, February 2, 2023 at 7:30 p.m., or as soon thereafter as the matter may be heard, in the Almont Village Municipal Building located at 817 N. Main Street, Almont, MI 48003.
The purpose of said public hearing will be to allow all persons interested in the potential approval of an amendment to the Almont Village Zoning Ordinance an opportunity to be heard.
This amendment would amend Section 6.01 of the existing Almont Village Zoning Ordinance to read as follows:
Section 6.01 GENERAL
PARKING Requirements
It shall be the duty of both the owner and occupant of any premises to provide off-street parking spaces as required in this Article. Such off-street parking areas shall be laid out, constructed and maintained in accordance with the following standards and regulations:
12. Deferment of parking requirements. An applicant may petition the Planning Commission for a reduction for the number of implemented parking spaces during site plan review. The applicant should demonstrate the required number of parking spaces is excessive to what is needed to operate the proposed use. The following additional requirements must b4e followed.
a. The provided parking analysis on the site plan justified the number of deferred parking spaces are not needed.
b. The provided site plan shows the deferred parking spaces that can be added to meet the total number of required parking spaces. A note on the site plan shall indicate these parking spaces shall be implemented upon evaluation if there is a change in use or operation that no longer makes the number of required parking spaces as excessive. For example, change in the number of employees on site or consistent violation of parking on unpaved surfaces.
c. The Planning Commission may approve the number of deferred parking spaces up to twenty (20) percent of the total required number of parking spaces.
d. All implemented and deferred parking spaces should follow all ordinances and parking layout standards. The total number of required trees in the parking lot is based on the number of implemented parking spaces per Section 4.02
The Almont Village Council will hold a public hearing regarding this same matter at its February 7, 2023 Regular Meeting at 7:25 p.m. or as soon thereafter as the matter may be heard, in the Village Municipal Building located at 817 N. Main; Almont, MI 48003 and may also hold a first reading of this ordinance at the following Regular Meeting.
